We're looking for an experienced and commercially minded Centre Manager to lead the ongoing success of this vibrant precinct. - Proven experience managing retail, mixed-use or commercial property assets.
- A strong understanding of the drivers of retailer performance, customer experience and asset value.
- Demonstrated leadership capability, with the ability to motivate teams and foster a culture of accountability, collaboration and service excellence.
- Exceptional stakeholder management and communication skills, with experience engaging owners, retailers, contractors and service providers.
- A proactive, solutions-focused approach and the ability to successfully manage competing priorities.
- Experience managing operating budgets, forecasting, capital expenditure and financial performance.
- Strong knowledge of facilities management, risk management, compliance and governance requirements.
- A hands-on leadership style that remains connected to day-to-day operations while maintaining focus on strategic objectives
About The Role
As Centre Manager, you will lead the day-to-day operations of The Barracks, ensuring the precinct delivers outstanding commercial, operational and customer outcomes. You will be responsible for all aspects of centre performance, including operations, facilities management, retailer engagement, budgeting, capital works, compliance and customer experience initiatives. This is a hands-on leadership role that requires a strong commercial mindset, excellent stakeholder management skills and a passion for creating exceptional places.
Working closely with retailers, service providers, contractors, customers and key stakeholders, you will play a critical role in maintaining The Barracks as a destination of choice within Brisbane's inner city.
Key Responsibilities
- Asset and Operational Leadership
- Lead the day-to-day management of The Barracks, delivering exceptional operational, commercial and customer outcomes.
- Ensure the precinct is safe, compliant, well-presented and operating efficiently at all times.
- Oversee facilities management, maintenance programs, essential services and contractor performance.
- Maintain compliance with all statutory, safety, risk management and governance requirements.
- Commercial Performance
- Prepare and manage annual operating budgets, forecasts and capital expenditure plans.
- Monitor financial performance and implement initiatives that drive value and cost efficiencies.
- Analyse centre performance data, retailer sales, occupancy trends and customer insights to identify opportunities for improvement.
- Support leasing initiatives and contribute to strategies that enhance retailer performance and asset value.
- Retailer and Stakeholder Engagement
- Build strong relationships with retailers and stakeholders, supporting a collaborative and high-performing precinct culture.
- Act as the primary point of contact for retailer engagement, issue resolution and operational matters.
- Partner with stakeholders to deliver activations, events and initiatives that enhance the customer experience and support trading performance.
- Influence outcomes across diverse stakeholder groups through proactive communication and relationship management.
- Projects and Continuous Improvement
- Lead the delivery of capital works, upgrades and asset improvement initiatives with minimal disruption to retailers, customers and trade.
- Identify opportunities to enhance customer experience, operational efficiency and asset performance.
- Drive continuous improvement initiatives that strengthen the precinct's position as a destination of choice.

- Build trusted and effective relationships with retailers, service providers and key stakeholders.
- Deliver a safe, compliant and exceptionally presented asset.
- Successfully execute operational and capital improvement projects.
- Implement initiatives that enhance customer engagement and retailer performance.
